So, first things first. What is Pumbai? Linguistically, Pumbai is the combination of Pune and Mumbai. Geographically, Pumbai is the region comprising of chiefly Shirgaon and then its neighbouring areas. The most noteworthy characteristic of this area of Pumbai, or the Shirgaon belt, is its strategic location. It is situated at convenient distances from both Mumbai and Pune. It sits just off the Mumbai-Pune expressway and is also well-connected by railway through the nearby stations like Dehu Road.

Due to its strategic location, Pumbai has recently seen some of the best universities set up sprawling campuses here. Many big names from the education sector are here. Symbiosis Skills and Open University, which is India's first residential skills university, has recently set up an expansive campus at Kiwale (adjacent to Shirgaon). The Lotus Business School and the Kirloskar Institute of Advanced Management Studies also have their campuses in the neighbouring areas of Shirgaon. An institute of technology by the Birla group is also in the cards.

Now as students come in thousands to Pumbai, the area will see a sudden demand for almost everything. Demand for accommodation, food and other basic necessities will shoot up. Needless to say that healthcare will be in more demand in this area than ever. Medical stores, small clinics, pathological labs, pharmaceutical vendors will certainly try to make the most out of this opportunity. Pawana Hospital is already gearing up to supply to the healthcare needs of these soon-to- arrive inhabitants of Pumbai.

The second most obvious sector to benefit is real estate, and not just because of incoming students. Pumbai is conveniently connected to the industrial areas of Hinjewadi, Talegaon MIDC, Talwade MIDC and the automobile hub in Chakan. Since the property rates are still not ridiculous in Shirgaon, people working in these areas can easily afford a desirable home here. As soon as builders in the city will see this promise, they will certainly try to most of this opportunity. As a matter of fact, projects from prominent builders like the Lodha group (Mumbai) and the Kohinoor group (Pune) have already been constructed in the area.

The fact that Shirgaon and its neighbouring areas come under the ambit of the Pimpri- Chinchwad Municipal Corporation (PCMC) is an added advantage. The PCMC is one of the most development-oriented corporations in the country. From ensuring a seamless availability of resources like water and electricity, to building infrastructure for helping industries thrive, the PCMC has always been keen on paving newer avenues for development.

The promise of this region of Pumbai, or the Shirgaon belt, is getting more evident by each passing day. I believe, there is going to be a growth-explosion here. It is needless to say that astute investors shall rush to make the most out of this opportunity. And why not, when the returns are so lucrative?
